I thought that cell phone cam pics were bad. Here's a beauty for sale in Lemmon Valley (just north of Reno).

Real Estate Rule #1: Don't take pictures of your property while it's completely covered in snow. We might want to spruce up around the house before trying to sell the sucker for $300K. The days of gouging eager California buyers may have come to an end.

Caughlin Ranch Crib - $499,950

I'm surprised that you can even touch anything in Caughlin Ranch for less than $600K. Nice floors, nice view, very few details, but I doubt that it's a pile of trash.

I'm sure the cell phone cam pic of Downtown Reno doesn't do the view justice.

Reno Housing Bubble Location Based?

The front page of today's paper (RGJ) says, "Sales of new homes jump".

I blogged about Lennar having a tough time selling homes in Reno and as you can see, the RGJ article proves this,

"Lennar, which bought Reno-based developer Barker-Coleman last year, has seen strong sales in certain submarkets in south Reno and the North Valleys, but has had a more difficult time with its communities in Spanish Springs."
The article goes on to say that the sale of homes in Washoe County went up during the first quarter of 2006.

Lennar Homes in Reno desperate to sell.

It was little less than 1 year ago and I remember sitting in one of Lennar's model homes in South Reno just waiting for them to call my name so I could throw down $400K a house that I didn't even want. Well, I never bought the house and now I'm glad that I didn't. Imagine how desperate Lennar must be to place ads on RenoCraigslist. It seems as though the tables have turned and Reno is over-built and bloated.

50 Year Mortgages!


For those of you having a tough time affording that $400,000 home with a 30 year mortgage, there's a new player in town- The 50 Year Mortgage! The advantage to the 'Biggie' or 'Super Sized' mortgage is that your payments (spread out over 50 years) are lower than they would be with a traditional 30 year mortgage.

Image paying off your house by the time you're 85, now that would be great.

The Washoe County Assessor's website has tons of great information for the potential home buyer or seller. Enter the parcel number OR the address for the property that you are searching. On the next screen, scroll down and click on 'PARCEL SUMMARY' to see plenty of useful details about the property, such as;

# of bedrooms
# of bathrooms
Prior Owner
Land Use
Zoning
Taxable Land Value

Reno Real Estate Bubble Officially Bursting - New Evidence.

I'm not even sure what to think of this ad on Craigslist. The Reno Housing Bubble is officially bursting. As if all of the For Sale signs popping up on your neighbor's lawns weren't enough.

3 Bedrooms / 5 Bathrooms / Library / 5 Car Garage / 3,700 sq. ft. @ $1,195,000
That's $322.97 per sqare foot. Not bad considering the fact that you will be spread out on 80 acres!

Double Diamond Home - Under Market Value

The Double Diamond area in Reno is a fairly nice locale. I'm actually very surprised that this house (1,593 sq. ft.) is selling @ $289K. I've seen smaller homes ($1,261) sq. ft.) sell for that much. Is the Reno Housing Market cooling? I don't know, but I do know that I'm gettin tired of boring Real Estate ads such as this one.

Here are my main complaints:
1. The pictures of the homes usually suck. See Cell Phone Home Pics.
2. The size of the house is often omitted.
3. The location is occassionally left out.
4. The ads are just boring.
5. The ads don't adhere to a standard layout that FSBOs and Realtors can follow. I may have to come up with this.

Construction Activity in Washoe County

More interesting information from the City of Sparks. I'll bet that the graph is a little outdated, but check out the disparity between 'UNITS SOLD' and 'REMAINING UNITS'.
