More Condos in Reno


In my post yesterday about Reno Condos, I forgot to mention the new Grand Sierra Resort, also known as the Reno Hilton. So, how many of us would be proud to live in the Hilton? I can see some definite advantages - Loose Slots, Cocktails, and a Cheap Buffet. I'll spare you the Paris Hilton Jokes.

Downtown Reno Condos


Well, the Reno Condo Scene is blowing up big time. We were walking around on First & Virginia and noticed that there are now condos being built in the place of what used to be casinos. If you think about it, we have gone from the small town where Californians come to gamble, to the small town where Californians come to live...

AND gamble in the Reno Real Estate market.

Just down the street and around the block on Sierra and Liberty, they're building Arterra, which looks to be a fairly upscale condo complex.

Relocating to Reno?

Here's an interesting article about VERY wealthy (Ebay, PeopleSoft, Sun Microsystems)Californians who relocate to Incline Village in order to save on taxes, but ultimately end up being accused of tax evasion by California.

"Scores of wealthy Californians "go Nevadan" each year, relocating to a neighboring state famous for its low taxes. Among the transplants are Pierre Omidyar, founder of eBay Inc., and Andreas Bechtolsheim, a co-founder of Sun Microsystems Corp. But as Mr. Duffield's experience shows, what looks appealing on paper can prove far messier in real life."

Depreciation is an accounting and finance term for the method of attributing the cost of an asset across the useful life of the asset. Depreciation is an example of applying the matching principle as per generally accepted accounting principles.

Depreciation is a reduction in the value of a currency in floating exchange rate.

Depreciation is often mistakenly seen as a basis for recognizing "wear and tear", obsolescence, or impairment on an asset, but these issues, where seen as significant enough to account for, are handled through an asset revaluation reserve.

Nice home in Reno for sale.

Now that everybody and their dog is trying to sell their home in Reno, we should start to see sellers and agents shining their kitchens real good. No more cell-phone-cam pics of the backyard. No more cardboard, crayon scribbled on, for sale signs hanging out in the dumpy front yard.

It's a buyer's market.

Is it a buyer's market in Reno?

I think it's obvious that the Reno Real Estate Market is slowing considerably. I see quite a few homes that have been for sale for months - Help U Sell, Prudential Realty, FISBO's, etc. Compare this to how things were a year ago, and I think you can say that the market has slowed. I'm not going to say that the Reno Real Estate Market has dried up, but I think that buyers may finally have gained a little control in this market. Too bad interest rates are not in favor of the buyer.
