Reno Home Prices are continuing to drop and it's not even cold out! Just wait until this winter when the 'For Sale' signs are buried in snow and the sellers are looking for someone to blame.
Why wait, let the blaming begin:
Bad Realtors
Bad Mortgage Companies
Bad Home Buyers
The Federal Reserve caused the Housing Bubble

The Most Expensive Homes in Reno

Ever wonder what the most expensive homes in Reno are selling for? I know I do. When you think of Reno Housing prices, what prices come to mind?
$500,000?
$800,000?
$1Million?
You would be shocked to know that there are several homes in Reno (well, Washoe County for the most part) that are selling for well over 1 Million dollars. I went to the the Washoe County website and downloaded the 2006 sales data to crunch some numbers.
After removing commercial properties as well as those recently scooped up by developers, I came up with 223 homes that sold for more than $900,000 just this year alone.
I put the data together in a spreadsheet so you can see for yourself - Reno Home Sales 2006.

Low Balling the Reno Housing Market

I was talking to a friend (former Real Estate Agent) the other day about the market conditions here in Reno. His advice to me was, "Pick 10 properties that you like and make offers that are 20% less than the asking." At first I laughed and thought that this would be a bit ridiculous, especially considering that most of the homes on the market have already dropped their asking price. I thought about it a little bit more and decided that I will do just that, except not now. I will wait until this winter when prices will inevitably be even lower.

Reno Condotel

I'm seeing a lot of traffic from visitors searching the keyword "Condotel". Now, I know what a condotel (not condohotel) is, but do you? Reno is going a little condotel crazy right now.
I found this description interesting:

Why aren't you on Google Base?
I posted the other day about how Reno Real Estate Agents generally have little to no internet presence, well here's a free tip to all you Reno/Sparks Realtors. Google Base is a great tool for increasing your 'online' presence. Even if you don't have a website, you can provide valuable contact information and be 'indexed' or found in google's search results. I see a few Las Vegas Real Estate Agents on there. I'm just saying...
It's easy to setup - If you don't already have one, get a free google account here and post information about your services. To those realtors who don't have websites, this would be a great place to jump in.

One of my regular reads is a blog by Reno Realtor Diane Cohn. She had a great post the other day about how most realtors do not know how to 'leverage' the internet in terms of using it as a tool to reach potential buyers. For people relocating to Reno, the internet is undoubtedly the #1 tool for researching homes, neighborhoods, mortgage companies, and yes, Real Estate Agents.
I would say that there are very few Reno Real Estate Agents with a strong web presence. A google search for the terms "Reno Real Estate" or "Reno Realtor" produce some pretty sad results:
A. Several of the top listing are national companies.
B. The listings for Reno that do show up are very poorly designed websites with very little functionality, poor site optimization, no SEO, etc.
Check out Diane's website, it's one of the good ones.
