What is viewr?

I don't know how I stumbled upon this - viewr, but it looked interesting. I decided to do some poking around and came up with this - viewr beta. We'll have to wait and see what viewr has in store.

I think I might have to put some money down on this crib in Nairobi.

Reno Home Sales Data

In August I provided an Excel worksheet of 2006 Reno Home Sales. Well, here's a new table with Reno Home sales though September of 2006. We're starting to see some lower numbers in the 'Sales Price' column...

Check out Reno Home Sales September 2006.

Reno Real Estate on YouTube

So I'm killing a few hours on YouTube and decide (just for kicks) to see if there are any Reno Real Estate videos and boom, I found a few.

I think that this is another great tool for Real Estate agents in the Reno area. With a slipping market and winter just around the corner, we will probably start to see quite a few Reno Realtors begin using creative techniques such as this.

Facing foreclosure in Reno?

Well, since it is officially a buyer's market in Reno, I thought that it would be good to offer advice/tips for buyers looking to purchase in the current market.

My first tip-

Read this guy's blog-> iamfacingforeclosure.com

I'm a 24-year-old aspiring real estate investor from Sacramento CA. After going to few seminars I bought 8 houses in 8 months across 4 states with no money down. I fixed and sold 2 and then ran out of cash. I am now facing foreclosure 5 houses. I'm learning my lessons, finding solutions and blogging...

A Buyer's Market. Tips for scooping up your next home.

I received a mailer entitled, "On The House" by the Lessinger Team - some Reno/Sparks real estate professionals. I wanted to throw this thing in the trash just like I do with all of the other junk mail, but something caught my eye and I started to read.

The article on the front page gives some really good tips for buying a home in the current market. Here's a summary of the article:

Top reasons a buyer should buy now-

1. Low interest rates. The Lessinger team points out that interest rates are still fairly low - right now at ~ 6.375 for a 30 year mortgage.

2. Buyers now have more negotiating power. Higher levels of inventory = more choices.

3. More affordable homes. The average price of a home in Reno is now $355,000. It was $390,000 just a year ago.

4. The condo craze. More condos flooding the market = more options for home buyers. This may drive down the price of single family homes as well.

5. Negotiate interest rates. The Lessinger Team suggests that as a home buyer you can negotiate to have the seller pay closing costs or buy down the interest rate.

Some of these tips are obvious, but I hadn't even thought of #5 - Having the seller buy down the interest rate. I may just have to give these guys a call when I decide to scoop up my next home.

Check out the Lessinger Team.

New Home Incentives

With the Reno Housing Market officially in the toilet, it's time for the builders to start throwing out ridiculous incentives - like Martha Stewart giving away a trip to New York to see a taping of her show. I wonder what others are giving away?

Other New Home Incentives:

-Washington Post
-azcentral
-NPR

Reno Nevada Real Estate

I see that the guys over at Reno Nevada Real Estate have added a Reno Real Estate Blog section. I have added mine here-> Housing Boom. I'll watch closely to see if this brings any quality traffic. If not, it only cost a $5.

About me

Is there a Housing Bubble? Is Real Estate still a safe investment?
I don't have these answers, but I do have a whole lot of evidence that realtors are resorting to 'unusual' tactics to drum up business.
