Zillow Clones

Way back in 2006 :-), I was talking about Zillow. Still great, and definitely the pioneer for using the Web for home valuations, but greatness breeds competitors. I was able to quickly find 11 Zillow copycats, clones, or whatever you want to call them. Some are more local or specialized, but still basically provide the same service.

Property Shark actually has a ton of cool demographics in addition to the auto-comp type feature found there that you reference. Even if you're not interested in getting an online, impersonalized (that is, no human input) valuation of your real estate, the site is worth viewing.
As for home values...
Valuations by machine, no matter how good, are often "off" 10-20%. They don't factor in the presence of high voltage lines, freeway walls, or tangerine colored sinks or carpet (I've seen both).
The BEST estimate of market value will come from either a licensed appraiser or an experienced real estate professional who has seen not just the home being evaluated, but the recent solds nearby. What is necessary is someone who has a pulse on the market (and not just "replacement cost" should the place burn down). Some appraisers won't factor in the issue of ugly, but stick to functional. So my suggestion would be Realtor over appraiser for market value.
Most agents are happy to meet with you and see your home even if you really aren't in the market to sell. Why? They want to be "top of mind" for all things related to real estate for you - and your neighbors and friends. - At 11:51 AM, Kerry said...
